Frequently asked questions about real estate

Common questions when renting or buying a home in Japan.

Can foreigners rent or buy property in Japan?

Yes. Foreign residents legally living in Japan can rent and buy property even without permanent residency or citizenship. AKI HOME helps you prepare documents and deal with landlords and banks in your own language.

What documents do I need to rent a home?

You typically need a residence card (在留カード), proof of income or an employment contract, and a guarantor or guarantor company. AKI HOME can arrange guarantor support and walk you through each step.

What do the initial costs of renting include?

Initial costs usually include a deposit (shikikin), key money (reikin), an agency fee, insurance and the first month's rent — about 4–6 months of rent in total. We always give you a transparent quote before you sign.

How does AKI HOME help with a housing loan?

AKI HOME works with banks such as SMBC, MUFG, Mizuho and Resona to support mortgage applications. We advise on rates, prepare paperwork and stay with you through to loan disbursement.

Do you offer support in Vietnamese and English?

Yes. Our team advises in Vietnamese, Japanese and English, so language is never a barrier while you rent or buy.

Which areas does AKI HOME cover?

We list properties across Osaka, Kobe and Kyoto — apartments, houses, share houses and commercial units. Contact us for a shortlist that fits your needs.
